What mortgage protection means

"Mortgage protection" is a way of describing life insurance that families set up with their home in mind. The idea is simple: if a household loses an income earner, there may be money available to help the family handle their obligations — including the mortgage.

The insurance company doesn't pay the bank directly. A death benefit is generally paid to the people you name, and they decide how to use it. Some families pay down the mortgage. Some keep the money for living expenses and give themselves time.

Coverage amounts, costs, eligibility and features vary by person and by policy. Nothing is automatic, and nothing here is a guarantee — it depends entirely on your situation, the insurance company's underwriting and the terms of the policy issued.

Questions worth thinking through

Whether you ever buy anything, these are useful questions for any homeowner:

  • If the primary income earner passed away, how many months could the household keep up with the mortgage?
  • Would the surviving spouse want to stay in the home, or would moving be the realistic choice?
  • Do you have coverage through work — and does it follow you if you change jobs?
  • Is the coverage you have today still sized to the life you have today?
  • Beyond the mortgage, what other monthly obligations depend on that income?
  • If the household lost income for another reason, what's the plan for the next six months?

Could your family keep the home?

Most families answer this with a feeling rather than a number. A short exercise helps: add up the monthly cost of staying — mortgage, taxes, insurance, utilities, upkeep. Then compare it to the income that would still be coming in.

The gap between those two numbers is the real conversation. Sometimes it's smaller than people expect. Sometimes it isn't. Either way, knowing is better than guessing.
